Mystery House

I’ve always wondered why this house, sitting along NW 6 just east of Shartel Avenue, has been skipped over for redevelopment. The surrounding area has been on the rebound for quite some time… does anyone have any insight to share on this property?

It shows up in the 1922 Sanborn fire insurance map — fireproof, two-story building with two units, side-by-side, 714 and 716 N.W. 6th St.

The tax assessor shows it is owned by the Adwan T.B. Testamentary Trust with a building address of 712 NW 6th St. The trust shows the trustee is Richard S. Karam which may be an attorney in Edmond. The address for tax purposes goes to 1620 Norwood Place, OKC, OK in care of Ted Adwan Jr. Ted Adwan appears to be the primary owner of Adwan Investment Company out of Nichols Hills. The Adwan Investment Company has the same address of 1620 Norwood Place which is where the tax bills for this building are paid/sent.

Assessor’s records say it was built in 1922, it’s classified as a duplex, and it has 3,670 sq. ft. The address is now listed as 712 NW 6th.

Last transfer of ownership was in 1983, to the testamentary trust of the deceased owner, Theodore Beeb Adwan.

I don’t think that really answers the question Steve is asking about this building, though. What is their selling price? for example..
