		<description><![CDATA[Presentation doesn&#039;t always win you first place.  I like the fact that Marva&#039;s is more expensive.  To me, that says there is more care and thought going into it.  

I really hope a mixed use proposal wins this.  The demand might not be there for retail right now, but in 5 years it might.  Not sure why you would do it any other way.  Surely Tanenbaum isn&#039;t going to make this a gated community to keep out the &quot;unwelcomed element&quot;.  That is part of living urban.]]></description>

Henderson sold the Legacy Arts project so quickly so he could get the inflated appreciation price for the downtown land value. 
 The chosen Developer should be required to keep the property for a minimum number of years (min. 10) to stabilize not only the property but the area surrounding it.
 Some of these proposals are Very damaging to the Unitarian church and Villa Theresa which have been there 80+ years.]]></description>
