Presentation doesn’t always win you first place. I like the fact that Marva’s is more expensive. To me, that says there is more care and thought going into it.

I really hope a mixed use proposal wins this. The demand might not be there for retail right now, but in 5 years it might. Not sure why you would do it any other way. Surely Tanenbaum isn’t going to make this a gated community to keep out the “unwelcomed element”. That is part of living urban.

Hud financing requires that land provided by government agencies can only be valued for equity purposes at the price the developer’s negotiated price.
Henderson sold the Legacy Arts project so quickly so he could get the inflated appreciation price for the downtown land value.
The chosen Developer should be required to keep the property for a minimum number of years (min. 10) to stabilize not only the property but the area surrounding it.
Some of these proposals are Very damaging to the Unitarian church and Villa Theresa which have been there 80+ years.

Well I’m curious about this other housing project that Marva is doing. 6th and Shartel? So is she partnering with the mlofts group, I presume?

Will a final choice be made at next month’s meeting? How confident are you that whatever is chosen won’t fall through like the previous two attempts to develop the site, assuming that the economy doesn’t crash again?

Did ANYONE confront Brooks-Henderson about the disparity between their original presentation and the awful actuality (sorry, I really hate the Legacy)of what they constructed? They obviously talk a good game, but their followthrough is suspect.
